Listing a property for sale or lease

Thank you for giving me the opportunity to sell or lease your property.    I'll go over the history of the properties in your subdivision, and /or surrounding area that have recently sold, been listed and that are pending closing.  I'll provide you a comprehensive report of real time information on what the sales price should be for your property in the current market, and current condition.   I will make suggestions on things that might need to be done to get the highest price for your property.  I will also go over what you can expect based upon renovations being done, versus being sold in as is condition.  Once you have decided on a sales price, we will start with listing your property with various documents to place it on the market/internet for sale or lease.

LISTING A PROPERTY FOR SALE

Listing Agreement

This allows me to represent a property owner in the sale of their property.  

The agreement will contain these important items: 

  • $ales price
  • Length of agreement (usually 6 months to a year)
  • Commission payable to my broker for my work in selling your property
  • Commission payable to buyer's agent, traditionally 3%, but your decision

Disclosures

 You will need to fill out and sign a Seller's Disclosure & few other addendums.  The most important is the Seller's Disclosure.  

Addendum Regarding Lead Base Paint for structure built prior to 1978.

Notice of Utility District, aka Water District Notice.

Disclosure of On-Site Sewage and Water, if no public water/sewage is available this will need to be filled out.

Addendum for Property Subject to Mandatory Membership to HOA

Information About Special Flood Hazard Areas (All about flood zones).

MLS Forms and Pictures

MLS Input-These are the forms I need filled out, to place property on the MLS (HAR.com)

I will take measurements of the rooms throughout the house, as well as take pictures of the property.  Professional photos can be taken and range between $125.00-$350.00.  

If there are liens on the property, I will need a Request of Mortgage Information filled out and to provide to the title insurance company in preparation of closing.  I will need to collect a copy of the property survey if available.

Promote current deals

Once all forms are signed and pictures taken, I will place property on MLS (HAR.com).  Depending on listing program chosen, I may need to schedule professional photographer for a visit to the property to take pictures.   I will contact showing service and provide all information needed to schedule appointments. 

Property is on the market

Once the property hits the market, keep it clean and as neat as possible during showing hours.  Make sure to place personal items away.  Any agent that wants to show your property will contact the Showing Smart.  The service will contact you each time the property needs to be shown, unless vacant.  Make sure to approve all showings if possible.  The only way to sell your property is to show it to as many buyers as possible.  This is the reason for open houses as well.

Open Houses

I will place open houses on HAR.com at the beginning of each week.  Try to have for a couple of hours each Saturday and Sunday available for potential buyers to view the property.

Contract and Close on your property

Once we receive a contract on the property, I will present to you for execution or negotiation.   We will come to terms agreeable to all parties.  Agree upon title company, who is to pay for new survey (buyer) if needed, how many days for option period (7-10 days), how many days for closing (30-60 days), and when buyer is going to take possession of the property.
